GERBER SOUTH

Sacramento, CA

​The Gerber South development is a planned residential community in Sacramento County’s Florin-Vineyard area, covering approximately 78 acres along Gerber Road. The project includes 383 single-family homes, featuring a mix of traditional and alley-loaded designs on various lot sizes. Currently in the pre-application phase, the development aims to provide quality housing while working closely with county officials to bring the project to market in the coming years.

BILBY RIDGE

Elk Grove, CA

At approximately 490 acres, the plan envisions a diverse community comprising 2,714 residential units across low-, medium-, and high-density categories, alongside 27.7 acres designated for commercial and employment purposes. Key features include a 10-acre elementary school, a fire station, multiple parks ranging from 2.4 to 23 acres, and open spaces dedicated to resource management and conservation. The project's objectives focus on creating a cohesive community with interconnected schools, parks, and open spaces, promoting a variety of housing options, and establishing a flexible implementation strategy to adapt to future changes.

LEGADO

Rancho Cordova, CA

Legado is a master-planned community set on approximately 1,352 acres in southern Rancho Cordova, California. The development proposes 5,035 homes, encompassing high-density units, medium-density residences, low-density housing, and executive homes. Notably, about half of the property is reserved for open spaces and amenities, featuring a network of trails connecting various residential areas and natural landscapes. The design emphasizes a cohesive community structure, integrating diverse housing options with expansive greenways, parks, and a comprehensive trail system to ensure connectivity.

WESTFOLD I 

Elk Grove, CA

Westfold I is a thoughtfully planned residential neighborhood with 167 single-family residential lots and a 3.6-acre community park designed to serve as a central gathering space for future residents. The neighborhood offers a mix of lot sizes to accommodate a variety of home types and buyer preferences, with typical dimensions of 45 by 80 feet, 45 by 95 feet, and 60 by 120 feet. Westfold I is planned with walkability, green space, and long-term community value in mind. With close proximity to schools, services, and future growth areas—including Westfold II—the development provides a unique opportunity to build in a well-connected and growing Sacramento submarket.

Westfold II is a compact, mixed-use development located just south of the planned Westfold I neighborhood. The project includes 78 single-family residential lots and two commercial parcels, all within the Florin Vineyard Community Plan area.

The residential lots are designed with a consistent 45 by 80-foot layout and are zoned RD-10, supporting a moderate-density neighborhood that balances livability and smart growth. The inclusion of commercial parcels adds future walkable convenience and potential services to the surrounding community. With thoughtful street design, landscape lots, and access to nearby amenities, Westfold II continues the vision of a well-integrated, mixed-use community in Elk Grove.

SOUZA VILLAGE 
CENTER

Elk Grove, CA

Souza Village Center is a vibrant master-planned neighborhood designed to bring together housing, recreation, education, and future transit in one connected community. The plan includes 257 medium-density residential lots, creating a walkable and welcoming environment for families and individuals alike. Anchoring the neighborhood are two public parks, a school site, one mixed-use parcel, and four high-density residential parcels, offering a variety of housing and lifestyle options. A dedicated corridor through the site is reserved for future public transit, positioning the community for long-term accessibility and growth. Bordering the community is a gently meandering man-made channel lined with a public trail, offering scenic, active outdoor space that blends nature and neighborhood.
